J-14 is a proposed mixed-use building in downtown Modesto. It will consist of two floors of commercial space, one and a half floors of parking, and five floors of resdential condominiums. The building will be located at the present site of the Law Offices of Mayol & Barringer, at the corner of J Street and Fourteenth Street.

J-14 is a significant addition to downtown Modesto. Since the Ralston Tower was constructed over three decades ago, a multi-level, mixed-use residential structure of this magnitude has not been constructed in the downtown area. The building may bring a new trend to downtown and may also help the revitalization effort that is ongoing.
